Environmental & Due Diligence Studies
Phase I and Phase II environmental assessments, geotechnical investigations, wetlands delineation, and title work completed — clearing the site for development and satisfying lender and investor requirements.
Capital Formation & Financing Strategy
BBI Development Group structures the project's financing framework — securing equity commitments, engaging institutional lenders, and pursuing public incentive programs including opportunity zone and tax increment financing strategies.
Master Planning & Architectural Design
Engagement of master planning architects and civil engineers to produce the full site plan, phasing strategy, and conceptual design for all 12 development components across the 66.62-acre site.
Community & Stakeholder Engagement

Civil Engineering Submitted
Full civil engineering drawing set — grading, drainage, and utility layouts — submitted to the City of South Fulton for review.
Rezoning Application Filed
Official rezoning application and site plan submitted to the City of South Fulton Planning Department for the full 66.62-acre development.
GRTA Notice of Decision — Approved
Georgia Regional Transportation Authority (GRTA) issued its Notice of Decision approving the project, clearing a critical state-level transportation and land use review milestone.
Regional Review Finding — ARC DRI Approved
Atlanta Regional Commission completed its Development of Regional Impact (DRI) review for Town Center at Mansa Park (DRI #4483), submitted by the City of South Fulton. Review opened April 22, 2026 and closed May 11, 2026 — a key regional milestone confirming the project's significance to the greater Atlanta area.
Community Meetings
Public community meetings on August 3 and August 19 to present the vision, answer questions, and gather community input ahead of the Planning Commission hearing.
Planning Commission Hearing
The rezoning application goes before the South Fulton Planning Commission. Public comments are open — your voice matters.
City Council Vote
